By way of context, our property operates under a company title arrangement and is overseen by a board comprising unit owners. I serve as the Chair of this board. In this capacity, I have had extensive interaction with Ross Hunt Real Estate and their assigned Strata Manager, Vahe Sarkiss, and have been able to closely observe the quality of their services.
Following a competitive selection process, we appointed Ross Hunt Real Estate due to their transparent and cost-effective pricing model, which includes all services under a single management fee. This structure eliminated a range of additional and escalating costs that we had experienced with our previous strata manager. Their straightforward approach to fees provided clarity and confidence from the outset. We were also attracted to Ross Hunt Real Estate’s reputation as a long-established business with deep experience in strata management across Melbourne. Their service offering is tailored and personal, supported by reliable systems and an accessible online portal that ensures information is well organised and readily available to the board and owners. Their preferred supplier arrangements are another notable strength; service providers engaged through Ross Hunt have consistently demonstrated punctuality, competitive pricing and a high standard of workmanship.
A particularly important consideration for our complex was our intention to transition from company title to strata title. Ross Hunt Real Estate has strong experience and expertise in this area, including introducing us to appropriately experienced legal advisors to guide us through this process. Their onboarding process was efficient and well managed, with clear communication throughout, enabling us to transition smoothly and without disruption.
We have been extremely fortunate to work with Vahe Sarkiss as our Strata Manager. Vahe has been an excellent fit for both the complex and the board. He is highly efficient, responsive, and consistently communicates clearly and promptly. His knowledge of both strata title and company title legislation is strong, and he provides practical, balanced advice to support informed decision-making.Vahe approaches his role with professionalism and integrity, ensuring that all actions are compliant with relevant rules and legislation, while remaining outcomes-focused and pragmatic. He is well respected by board members, colleagues and service providers alike, and his calm, non-partisan manner has contributed significantly to more effective board interactions and improved governance. He acts promptly on requests, proactively provides updates, and does not hesitate to seek clarification or guidance when required.
In summary, we could not be happier with our decision to appoint Ross Hunt Real Estate as our strata management provider, nor with the service delivered by Vahe Sarkiss. I have no hesitation in recommending them to other owners corporations.
